dc.description.abstractLa implementación de Lean Construction (LC) mejora la gestión de proyectos en indicadores clave como tiempo, costo, calidad y valor al cliente. Aunque los Modelos de Madurez LC evalúan el nivel de implementación y su impacto en el desempeño, existe una brecha en la medición cuantitativa del valor. El objetivo fue analizar la relación entre el nivel de madurez LC en contratistas y el valor generado en mandantes del segmento edificación en altura usando el Value Analysis Model (VAM). Se determinó el nivel de madurez LC y el valor generado mediante encuestas a contratistas e inmobiliarias. Se cuantificó el valor generado a través del porcentaje de cumplimiento del valor deseado (DVFP) y potencial (PVFP). Se realizaron análisis descriptivos y pruebas no paramétricas de comparación y correlación entre madurez LC en contratistas y valor generado a inmobiliarias. Como resultado, si bien no se evidenció correlación estadísticamente significativa entre el nivel de madurez y el DVFP, se identificó una relación monotónica creciente entre el nivel de madurez y el PVFP, aunque no proporcional. La incorporación de una gestión de atributos de valor y cuantificación del valor con el VAM, presenta una estrategia de creación de valor a las empresas del sector AEC.
dc.description.abstractThe implementation of Lean Construction (LC) improves project management in key indicators such as time, cost, quality and customer value. Although LC Maturity Models assess the level of implementation and its impact on performance, there is a gap in quantitative measurement of value. The objective was to analyze the relationship between the level of LC maturity in contractors and the value generated in clients in the high-rise building segment using the Value Analysis Model (VAM). The LC maturity level and the value generated were determined through surveys of contractors and real estate agencies. The value generated was quantified through the percentage of compliance with the desired value (DVFP) and potential value (PVFP). Descriptive analyzes and non-parametric tests of comparison and correlation were carried out between LC maturity in contractors and value generated for real estate agencies. As a result, although no statistically significant correlation was evident between the level of maturity and the DVFP, an increasing monotonic relationship was identified between the level of maturity and the PVFP, although not proportional. The incorporation of value attribute management and value quantification with VAM presents a value creation strategy to companies in the AEC sector.
